Local to Bay Shore

Based on Merrick Road, serving Bay Shore

Bay Shore is one of the oldest hamlets on the South Shore, and it shows in the housing: pre-war houses near Main Street, 1950s and 1960s subdivisions, and newer townhouses and condos. Most of it is on the county sewer, and the streets nearest the Great South Bay flood in big storms. From our Massapequa office it's about 17 minutes away without traffic.

Penataquit, Mechanicsville, Bay Shore.

Wikipedia's history says the area was called Penataquit and Awixa (Secatogue names), then briefly Sodom and Mechanicsville, before the hamlet and its post office took the name Bay Shore in 1868. It became a resort and shopping town after the railroad arrived. Housing developments went up on farms and woodland from the mid-1950s through the mid-1960s, and since the 1980s townhouses and condominiums have been built on old estate grounds and next to the train station.

The Census Bureau's latest five-year survey counts about 10,300 homes, with a median year built of 1965. 15% are older than 1940, 19% went up in the 1950s and 16% in the 1960s, and 30% were built after 1980. The mix is wider than in most South Shore hamlets: 54% are single-family detached, 12% are townhouses (single-family attached), 10% are in three- or four-unit buildings and 20% are in buildings with five or more units. 62% are owner-occupied.

In a pre-war or 1950s house, expect a mix of original and replaced pipe, sometimes galvanized supply lines and an old cast-iron or clay main drain. In a condo or apartment, a clog or leak may start in a shared stack, which is the building's responsibility.

Heating fuel.

The ACS shows 51% of Bay Shore homes heat with utility gas, 27% with fuel oil and 16% with electricity. Switching from oil to gas means new gas piping to the boiler or furnace and often to the water heater, range and dryer. We do the gas line work. We don't sell or deliver oil.

Mostly on the county sewer.

Bay Shore is in Suffolk County Sewer District No. 3 (Southwest). The county's sewer-district map lists the active district's location as "Amityville to Bay Shore," and laying that boundary over the Census map puts about 84% of the hamlet's area inside it. Sewage goes to the Bergen Point plant in West Babylon, which opened in 1981. If you're on the sewer, a backup that stops at your house is usually in your own line to the street; we clear it. If you're in one of the parts outside the district, assume a cesspool or septic system. We clear the house drain; a full or failing cesspool is a job for a cesspool or septic contractor.

The bay side floods.

The National Weather Service's flood-impact notes for the Great South Bay say Sandy (2012) completely inundated most locations south of Montauk Highway from Amityville to Islip. In Irene (2011), houses and streets in Bay Shore south of South Street had at least a couple of feet of water. In the January 2017 nor'easter, town crews were still pumping out flooded streets in Bay Shore's waterfront neighborhoods, and some homes had water up to their garages. After a surge, have any water heater or gas appliance that sat in water checked before you use it. On a sewered street, a backwater (sewer check) valve on the house line can keep a street-sewer backup from coming in through basement floor drains. We install them.

Water: Suffolk County Water Authority.

SCWA's index puts Bay Shore, West Bay Shore, North Bay Shore and Brightwaters in its Distribution Area 1. SCWA's 2026 report on 2025 water shows Area 1 iron ranging from non-detect to 963 micrograms per liter across 1,054 tests, averaging 218, and marks an iron exceedance of New York's 300 standard. Average hardness was about 37 mg/L, so the water is soft. SCWA says it adds polyphosphates to keep iron in solution. Orange stains on fixtures or laundry point to iron; a filter sized to the report can help. For a leak at the street, call SCWA at (631) 698-9500.

Permits and licensing: Town of Islip.

Bay Shore is an unincorporated hamlet, so plumbing permits come from the Town of Islip Building Division. Islip's plumbing code says only plumbers licensed by the Islip Town Plumbers' Examining Board may do plumbing or run a plumbing business in the town, and work vans must show the license number. A December 2025 amendment requires a company to have an Islip-licensed master plumber with a controlling interest or as its responsible managing officer.

Questions

Bay Shore plumbing FAQ

Do you cover all of Bay Shore?
Yes, all of ZIP 11706 in Bay Shore, plus neighboring Brightwaters, West Bay Shore, North Bay Shore and Islip.
Sewage came up through my basement floor drain. Who do I call?
If it's only your house, the blockage is usually in your line to the street: call us. If neighbors have it too, the county sewer may be backed up: call Suffolk County Department of Public Works.
Can a backwater valve keep sewage out of my basement?
That's what it's for. A backwater (sewer check) valve goes on your house sewer line and closes when the street sewer backs up, so sewage can't flow back in through floor drains and low fixtures. It has to be kept clear and checked from time to time to keep working. We install them. Call (631) 644-2084.
Why are my fixtures and laundry getting orange stains?
Usually iron. SCWA's own report shows iron above the state standard in some Area 1 samples. It's mainly cosmetic, but a properly sized iron filter can cut the staining.
I live in a condo or townhouse. Can you help?
Yes, inside your unit: fixtures, water heaters, drains and leaks. If the problem is in a shared stack or riser, your association has to approve that work.
When can I reach you in Bay Shore?
We answer calls 24/7. We're open Monday through Saturday and closed on Sunday. Call (631) 644-2084.
