Farms, then Pine Aire and the parkways.
Wikipedia says North Bay Shore was farmland before suburbanization. The hamlet covers 3.2 square miles, all land, and includes the neighborhood known as Pine Aire. The Sagtikos State Parkway forms its western edge and the Southern State Parkway its southern one, and the LIRR's Ronkonkoma Branch runs along most of the northern edge; the nearest stations are in Brentwood and Deer Park. For the 2010 census the Census Bureau widened the hamlet to take in the part of Brentwood west of Candlewood Road. Children go to Brentwood or Bay Shore schools depending on the street.
The Census Bureau's latest five-year survey counts about 4,800 homes, with a median year built of 1967. 20% went up in the 1950s, 26% in the 1960s and 18% in the 1970s; a quarter were built after 1980. 84% are single-family detached houses, and 84% are owner-occupied.
So most houses here are 45 to 75 years old: old enough for original water heaters, fixture valves and galvanized or early copper supply lines to be failing, and for main drains to collect roots.
Oil, propane and gas lines.
The ACS shows 49% of North Bay Shore homes heat with utility gas from National Grid, 32% with fuel oil and 11% with bottled, tank or LP gas, a much higher propane share than most of our area. Every oil-to-gas switch needs a new gas line to the heating equipment, and it's a good time to move the water heater, range and dryer to gas too. We do the gas line work and the gas water heater. We don't sell or deliver oil.
Cesspools, not sewers.
Laying Suffolk County's sewer-district map over the Census boundary, none of North Bay Shore falls inside an active sewer district; the Southwest Sewer District stops outside it, and a proposed Brentwood district touches only a sliver of the edge. That means homes here drain to cesspools or septic systems. When every drain in the house slows at once, it can be roots or a break in the line, or a cesspool that no longer takes water. We clear the line before anyone talks about digging. If it's the cesspool itself, you'll need a cesspool or septic contractor; we don't do cesspool work. Since July 1, 2019, Suffolk County hasn't allowed a failed cesspool to be replaced with another cesspool. FEMA's flood map puts none of the hamlet in the high-risk flood zone.
Water: Suffolk County Water Authority, Areas 1 and 12.
SCWA serves essentially all of North Bay Shore, which its index and Wikipedia place in Distribution Areas 1 and 12. SCWA's 2026 report on 2025 water shows how much that matters. In Area 1, iron averaged 218 micrograms per liter and reached 963, against New York's 300 standard for taste, odor and staining; SCWA adds phosphate to keep iron in solution, and the report notes a 2024–25 iron monitoring lapse at one Area 1 well. Hardness there averaged 36.5 mg/L (soft) and nitrate 0.79 mg/L. In Area 12, iron averaged 88 and reached 850, hardness averaged 72.5 mg/L (moderately hard) with readings up to 198, and nitrate averaged 4.25 mg/L with a high of 9.27 (limit 10); SCWA lists fertilizer and septic systems among nitrate sources. 1,4-dioxane stayed under the 1.0 limit in both areas (highs of 0.80 and 0.99). One Area 12 sample showed PFOS at 13 parts per trillion; New York judges the 10 limit on a running average, and the report shows no violation. Orange or brown stains in sinks and on laundry usually mean iron, and an iron filter or softener sized to these numbers can help. For a leak at the street, call SCWA at (631) 698-9500.
Permits and licensing: Town of Islip.
North Bay Shore is an unincorporated hamlet, so plumbing permits come from the Town of Islip Building Division. Islip's plumbing code says only plumbers licensed by the Islip Town Plumbers' Examining Board may do plumbing or run a plumbing business in the town, and work vans must show the license number. A December 2025 amendment requires a company to have an Islip-licensed master plumber with a controlling interest or as its responsible managing officer.

Questions
North Bay Shore plumbing FAQ
Do you cover all of North Bay Shore?
Yes, all of it, including Pine Aire and the strip west of Candlewood Road, plus neighboring Brentwood, Bay Shore, Baywood, Deer Park and West Islip.
Is my house on a sewer or a cesspool?
Almost certainly a cesspool or septic system: the county's map shows no active sewer district in the hamlet.
My drains back up and I'm on a cesspool. Can you help?
We can clear the house's main drain. If it's clear and water still won't go down, the cesspool itself is likely full or failing, and that's a job for a cesspool or septic contractor. We don't do cesspool work or install septic systems.
Why are my sinks and laundry getting orange stains?
Usually iron. SCWA's 2025 data for the areas serving North Bay Shore shows iron averaging 88 to 218 micrograms per liter, with highs over 800. A properly sized iron filter fixes it; we'll size one to your water.
We're switching from oil to gas. What plumbing work is involved?
A gas line from the meter to the new heating equipment, sized for anything else you want on gas: water heater, range, dryer. It needs a Town of Islip permit. We do the gas piping; we don't sell or deliver oil.
When can I reach you in North Bay Shore?
We answer calls 24/7. We're open Monday through Saturday and closed on Sunday. Call (631) 644-2084.
