Local to West Islip
Based on Merrick Road, serving West Islip
West Islip is a South Shore hamlet of 1950s and 1960s single-family houses, from Bay Shore Road down to the canals on the Great South Bay. Most of it is on the county sewer, part of it isn't, and more of its homes still heat with oil than in most of the towns we cover. From our Massapequa office it's about 15 minutes away without traffic.

Creeks, lakes and the bay.
Wikipedia's history says the area was settled in 1683, that the Secatogue lived along the Great South Bay and Sampawams, Trues and Willetts Creeks, and that the Long Island Rail Road brought travelers in the mid-1800s. The hamlet's western edge is a natural one formed by Sampawams Creek, Hawley's Lake and the Guggenheim Lakes; Babylon and North Babylon are on the other side, Bay Shore is to the east, and Deer Park and Brentwood are to the north.
The Census Bureau's latest five-year survey counts about 8,600 homes, with a median year built of 1960. 39% went up in the 1950s and 26% in the 1960s; only 5% are older than 1940 and 14% were built after 1980. 96% are single-family detached and 95% are owner-occupied.
So most West Islip drain and supply lines are 55 to 75 years old unless replaced. Several slow drains at once, or a main that backs up after laundry, are the signs to have it cleared.
Oil is still common here.
The ACS shows 53% of West Islip homes heat with utility gas and 41% with fuel oil. Switching to gas means new gas piping to the equipment, and often to the water heater, range and dryer. We do the gas line work. We don't sell or deliver oil.
Mostly sewered, not everywhere.
Laying the county's sewer-district map over the Census boundary, about 73% of the hamlet's area is inside Suffolk County Sewer District No. 3 (Southwest). The main areas outside it are along the bay at the south end and a strip at the north end. Homes outside a sewer district use cesspools or septic systems. To check yours, look for a sewer district charge on your tax bill or ask Suffolk County DPW. If you're on the sewer, a backup that stops at your house is usually in your own line to the street; we clear it.
A new sewer is planned for the north end.
The county's Subwatersheds Wastewater Implementation Plan (2025) lists "Carlls – West Islip (110-1)" (CP 8518): an area north and east of Arbor Street and Kime Avenue, including lots south of Bay Shore Road and west of Udall Road. The plan estimates about 518 residential connections and $52.4 million, with commencement in January 2025 and construction completion in December 2028. When it reaches your street, we do the hookup from the house to the new connection. Abandoning the old cesspool is cesspool work, which we don't do, so plan on a separate contractor for that part.
Sandy came in off the bay.
Patch reported that after Sandy in 2012, Islip's supervisor toured flood-ravaged homes on Sequams Lane Center, a West Islip street between two canals off the Great South Bay, and said several were likely uninhabitable. The town had ordered evacuation of its Category 1 flood zone, which covers most areas south of Montauk Highway. If your water heater or gas appliances sat in salt water, have them checked before you relight them. Where your house is on the sewer, a backwater (sewer check) valve on the house sewer line can keep a street-sewer backup from coming in through basement floor drains. We install them.
Water: Suffolk County Water Authority.
SCWA's index puts West Islip in its Distribution Area 1. SCWA's 2026 report on 2025 water shows Area 1 iron ranging from non-detect to 963 micrograms per liter across 1,054 tests, averaging 218, and marks an iron exceedance of New York's 300 standard. Average hardness was about 37 mg/L, so the water is soft, and nitrate averaged 0.79 mg/L against a 10 mg/L limit. SCWA says it adds polyphosphates to keep iron in solution. Orange stains on fixtures or laundry point to iron; a filter sized to the report can help. For a leak at the street, call SCWA at (631) 698-9500.
Permits and licensing: Town of Islip.
West Islip is an unincorporated hamlet, so plumbing permits come from the Town of Islip Building Division. Islip's plumbing code says only plumbers licensed by the Islip Town Plumbers' Examining Board may do plumbing or run a plumbing business in the town, and work vans must show the license number. A December 2025 amendment requires a company to have an Islip-licensed master plumber with a controlling interest or as its responsible managing officer.

Questions
West Islip plumbing FAQ
Do you cover all of West Islip?
Yes, all of ZIP 11795 and the West Islip part of 11706, from Bay Shore Road down to the bay, plus neighboring Babylon, North Babylon, West Bay Shore and Bay Shore.
Is my house on the sewer or a cesspool?
Most of West Islip is in Sewer District No. 3, but not all of it. Check your tax bill for a sewer district charge, or ask Suffolk County DPW.
My drains back up and I'm on a cesspool. Can you help?
We can clear the house's main drain. If it's clear and water still won't go down, the cesspool itself is likely full or failing, and that's a job for a cesspool or septic contractor. We don't do cesspool work or install septic systems.
Can a backwater valve keep sewage out of my basement?
That's what it's for. A backwater (sewer check) valve goes on your house sewer line and closes when the street sewer backs up, so sewage can't flow back in through floor drains and low fixtures. It has to be kept clear and checked from time to time to keep working. We install them on sewered homes. Call (631) 644-2084.
Why are my fixtures and laundry getting orange stains?
Usually iron. SCWA's own report shows iron above the state standard in some Area 1 samples. A properly sized iron filter can cut the staining.
When can I reach you in West Islip?
We answer calls 24/7. We're open Monday through Saturday and closed on Sunday. Call (631) 644-2084.
